CONSULTATION WITH CLIENT
During the consultation process we determine what scope of involvement is required of us, then specify in detail the work to be done. Smaller projects can be handled with a quick markup of what details need attention and a price given. Larger projects generally necessitate creating a full documentation summary and laying out a detailed program and timetable.

Phase 1 : Laying a working foundation
  • Initial meeting and project review
  • List of all anticipated drawings, detail groups and other support documents, including Specialty Reports, Specifications and investigations
  • Responsibility Matrix and Time Analysis
  • File and information transfer procedures
  • Production and drawing standards
DESIGN DEVELOPMENT (DD)
We believe an architectural building form should be developed concurrently with “technical building blocks”. To that end, details are drawn first, outlining precisely what factors may shape the façade as well as the construction of the walls, floors, and spaces within. Details are then incorporated in their entirety into larger sections throughout the building giving designers and the owner a realistic picture of architectural expression as well as the ability to budget the project at every stage.

The goal of this stage is to provide the team with a base of preliminary architectural Details, Sections, and Specifications which tailor the design concept to the realistic constraints of construction practices and budget.

Phase 2 : Tailoring the design concept to reflect realistic construction practices
  • Develop key details for ever major system in the building
  • Produce a number of proposed typical Wall Sections
  • Provide a preliminary Material List (Outline Specifications)
  • Present the design team with a review package of preliminary Details, Wall Sections, and Outline Specifications
  • Jointly with the design team, make any revisions and corrections needed to come as close to the design concept as possible
  • Arrive at a base package of architectural Details and Sections suitable for pricing and design Contract Documents development
CONTRACT DOCUMENTS (CD)
Having already laid out the basic aspects of the entire building, our team now focuses on specific parts of the building in stages, developing a comprehensive set of Working Drawings. We begin with the largest typical portion of the building, and progress through to the most specialized.

Phase 3 : Working together to develop working drawings and documents
  • Identify the largest typical portion of the building – generally the Floor Plate and Building Envelope for the typical floor
  • Develop this comprehensively with Wall Sections and Plan Details to create a core design base for the project
  • Present the entire team with a package for review, Pricing, and Value Engineering
  • Continuous dialogue forces the entire team to continuously react and adjust the project as it progresses
  • Larger projects - review packages are issued every month
  • Smaller or more complex projects – review packages are issued every two weeks
  • Changes are incorporated, and the process continues until we are ready to move onto other more specialized parts of the building
CONTRACT ADMINISTRATION (CA)
During Construction, we offer to continue our services and support on an as-need basis unless requested otherwise. Our involvement in this phase is driven by the Client, with a very short response time on our part, usually not exceeding 2 days.

Phase 4 : Providing support during construction
  • Responses are formal or informal as requested by the Client at any given point
  • Possible responsibilities may include review of Shop Drawings and Submittals, review of alternate materials and assemblies, responses to RFI’s, and Testing and Site Reviews or assisting the main office with its responses
